Bounded by two 240’ tall residential towers – Cristalla to the north and One Pacific Tower to the west – Tower 12 was a risky proposition. A third tower in such close proximity on this single downtown block was one of the primary design challenges: how does one mitigate density and crowding?
Home owners in the neighboring towers were concerned about losing views and the distance between towers, so the plates were carefully shaped to open up to light and air. Thoughtful geometry increased the spacing from the neighboring tower utilizing angles to break the orthogonal relationship and change the orientation between the two towers; massing modulation and curves soften the perception of bulk. All these moves aided in winning support and buy-in for the project with a form that is somewhat amorphous in plan.
The tower holds the street edge at 2nd and Virginia, but the parking podium is layered with ‘shoulders’ expressed only at the outbound edges. This allows the tower itself to anchor to the earth, announcing the entry and avoiding the image of “tower on top of parking podium.” To activate and conceal tha garage's relationship with the street, artistic cladding, work studios and residential flats upholster the lower facade. The cladding for the garage structure layers a metal panel framework, with diversely textured channel glass and illuminated color panels that, day or night, create a dynamic, almost kinetic quality of structure.
Curtain wall glazing will be comprised of clear glass and dark mullions, with a pattern of white squares, and dark metallic accents in shades of bronze, copper and blackened steel. The podium base will be composed of white metal panels and exposed steel framing, with warm accent colors. The base of the tower is pedestrian-friendly with high-ceilinged retail spaces and rich pedestrian amenities. Rooftop garden terraces provide a shared amenity and contribute to the sculpting and softening of the terminus of the tower.
