Willow Creek Corporate Center Building G — Redmond, WA
Willow Creek Corporate Center Building G is a 98,000 SF three-story office building originally constructed in the 1980s. The client wanted to reposition it for the market while addressing deferred maintenance and outdated systems. The designers took cues from the original structure and created a high-performing, sleek, modern renovation designed to appeal to today's office users.
Deteriorating wood siding was replaced with long-lasting durable metal that is easier to maintain. Natural lighting was improved by removing dropped ceilings and increasing window height. An iconic mesh facade marks the front entrance and a secondary entrance accessed from the parking lot was enhanced. Failing windows were replaced with high-performance glazing, and updated mechanical systems improved the efficiency of the building.
The building has been leased by a single high-profile tenant.
Replaced roof with a new reflective roof that reduces building heat gain and heat-island effect
Used a high-performing clear glass for glazing with high shading coefficient to reduce heat gain and glare.
Increased exterior window height to increase daylight penetration and reduce the need for artificial lighting.
Incorporated high-efficiency, fluorescent up-lighting throughout.
