Sweetwater — Hailey, ID
Sweetwater is the first neighborhood employing Smart Growth principles in the Sun Valley area of Idaho. Planned to provide work-force housing, most of its 421 units are modestly sized and give much needed housing options. It is also the first community planned for high density. While the 22 acres are compactly planned, it provides ample green space including a park at its heart. The architecture builds on the local vernacular of strong, simple forms recalling local farm and mining buildings.
The master plan was designed to provide opportunities for neighbors to meet and socialize. After the plan was completed it was accepted into USGBC's LEED Neighborhood Development pilot program.
Treated and infiltrated 100% of stormwater runoff on site, ensuring recharge and quality of underlying ground water.
Exterior light fixtures, designed to reduce light pollution and increase night sky visibility.
Reduced surface parking by placing most parking within garages below units – lessens stormwater runoff, heat island effect and encourages neighborhood walkability.
Planted over 1000 trees and provided cool roof colors to reduce the heat island effect.
Designed development around a central park with a rich variety of greens and a series of pedestrian pathways to encourage community connections internally and to the greater area.
