
Renton Highlands Vision Plan — Renton, WA
The vision for this 20 acre urban infill site was to seamlessly blend together affordable and market rate housing with the surrounding context, provide a mix of uses to change the car-oriented streetscape to a pedestrian focus, have building scale be respectful of the existing surrounding homes and provide community gathering spaces.
The plan created a full service neighborhood, turning a shopping mall into a 24/7 activated neighborhood by adding 100,000 sf of pedestrian-oriented retail along the arterial street and nearly 1,200 residential units in both town houses, multifamily and mixed use structures. The plan proposed modifying a secondary street to circle a central park and siting a community building as a pedestrian focal point to bridge the mixed-use area with the predominantly residential side.
