Working in conjunction with a private developer and the City of Chula Vista, Weber Thompson prepared this master plan for a high intensity, mixed-use development on an infill site within the Urban Core of Chula Vista. This transit oriented development includes residential high rise towers with town homes at the base, hotel, retail, restaurants, office space, an extensive public plaza and a pedestrian network leading to the transit center. The pedestrian network is lined with service retail and restaurants to ensure a vibrant, urban atmosphere throughout the entire day.
Detailed feasibility floor plans for all structures on the plan to determine yield square footages for each use and parking, which is located in underground structures. Detailed analysis of the base of the buildings ensured grade related residential unit entrances and other uses to further animate the streetscape. In addition, extensive massing and sun shade studies were undertaken to ensure that the towers fit within the surrounding context, maintained view sheds to the water to the west and did not cause extensive shadows around key public spaces.
