Triad Development to Create Hillside Village on Unocal Tank Farm Site

Seattle, WA — October 28, 2002 — Triad Development is forging ahead with plans to build an upscale, multi-family condominium project on the old Unocal tank farm site, just south of downtown Edmonds. Although the tank farm had been on the short list for Brightwater – King County's new sewage treatment plant – Ron Sims, King County Executive, recently expressed preference for another site in Woodinville. Many Edmonds' residents have been vocal in their opposition to a third sewage plant in their city, and have expressed support for a residential project that is more suited to this site. The lower level of the tank farm site is the proposed location of Edmonds' new ferry terminal, and the re-route of SR104, named Edmonds Crossing, a long-awaited project integral to the planned future of Edmonds.

Triad Development has determined that an upscale condominium project is the best use of this site. "We met with numerous residents and community leaders in an effort to understand the concerns of Edmonds' residents" states Triad Development's Ross Woods. "Through our community outreach, we have created a project that enhances the engaging qualities of Edmonds and neighboring Woodway." Woods says that as a result of community input, the project will have significant landscaped open spaces, including a pedestrian esplanade and a public park, with street parking, along Pine Street, one of Edmonds residents' favorite sunset-viewing lookouts.

Triad commissioned Weber + Thompson of Seattle to design a project that is best suited to the nature of this unique site with its steep topography and dramatic Puget Sound views. According to Architect Blaine Weber of Weber + Thompson "This is a once-in-a-lifetime site. The inspiration for the design is based on the qualities of Italian hillside towns, with terraced and modulated buildings that nestle into their steep sites and provide a very pleasant village scale." Weber says that most of the parking is underground, affording more open space and an orientation to the pedestrian over the automobile.

This development features a tree-lined pedestrian parkway and a park-like feel to the 22.5 acre site. Up to 295 condominiums will be provided, most with water views. Sizes range from 650sf to 2,300sf per unit and are priced from $170,000 to $1.2 million. Construction is planned to start in 2003, and will take 5 years to complete the four phases of the project. Triad Development is planning to apply for site plan review in early November.
