Designed to transform a low-density auto-oriented strip retail development on SR-99 into a pedestrian amenity, this urban center introduces a new mixed-use community with place-making architecture and landscape. The design recognizes economic, market and social challenges to create a destination for shoppers, workers, and residents and balances the needs of pedestrians, transit riders and vehicles. It is developed around a central oval space that serves as an organizing element for retail. Its urban design will transform the context by bringing building frontages to the street edge, and providing corner landmarks, currently missing along SR-99. A mix of retail, residential, office, and public gathering spaces completes this community hub. Easy access to public transportation and a bike path ensure this project’s lasting success.
