
E-Street Transit Village — Chula Vista, CA
E-Street Transit Village occupies a full city block covering just less than six acres adjacent to the E-Street Trolley Station. This brown field site lies within a redevelopment zone that encourages high intensity, mixed-use development. The site has extraordinary views of San Diego Bay, the ocean, downtown San Diego, downtown Chula Vista and extensive territorial views.
The lower, mixed-use buildings placed along Woodlawn Avenue create a street front sensitive to the existing neighborhood. The four residential towers are arrayed in a radial fashion along the curve of the abandoned railroad right-of-way. The towers are spaced to take full advantage of the views, be visually porous to maintain multiple view corridors and create dynamic public and semi-private pedestrian spaces. These spaces provide the neighborhood with animated places to gather, play, stroll and eat.
